Energy Performance Certificates or EPC’s for short, identify how energy efficient a property is. An Energy Performance Certificate for a property is issued following a Domestic Energy Assessment.

Properties that have been assessed are rated on a scale of A – G, with ‘A’ indicating the most energy efficient properties, that should have the lowest fuel bills. Properties certified with a ‘G’ rating are the least energy efficient and therefore are likely to have the highest fuel costs.

Energy Performance Certificates also provide calculated information for the environmental impact of a property based on the Carbon Dioxide (CO2) emissions. Properties are again rated on a scale A-G where a property carrying an ‘A’ rating will have the lowest carbon dioxide emissions and therefore the lowest environmental impact, whilst properties carrying a ‘G’ rating will have the greatest carbon dioxide emissions and the highest environmental impact.
According to government research the average UK property will fall in the D-E bands for both energy efficiency and environmental impact. To help improve the efficiency of UK properties, Energy Performance Certificates also contain advice and recommendations for improving the energy efficiency of properties to reduce fuel bills, save money and to reduce the impact the property has on the environment.
